- Gutters and downspouts — clear debris, check for sagging, ensure downspouts direct water away from the foundation
- Foundation — walk the perimeter and look for new cracks, heaving, or signs of water intrusion
- Exterior caulking — check window and door frames for gaps; re-caulk anywhere the seal has failed
- Driveway and walkways — inspect for frost heave, cracking, or trip hazards
Mechanical and HVAC
- HVAC filter replacement — if you haven't changed it since fall, now is the time
- Air conditioning system — schedule a pre-season inspection before the first hot day
- Sump pump test — pour water into the pit and confirm the pump activates and drains properly
- Water heater — check the anode rod and flush sediment if it hasn't been done in the past year
Interior and Safety
- Smoke and CO detectors — test all units and replace batteries
- Attic inspection — look for signs of moisture, mold, or pest activity that developed over winter
- Window and door seals — check weatherstripping and replace where worn
